Foreclosures and Short Sales
Great Deals Can Come With Many Headaches.







To some extent the metro area of New Orleans escaped the early onset of the Foreclosure wave.  In turn avoided the Short Sale nightmare.   But with a still uncertain financial and employment market, there is sure to be even more Short Sales in the future.

Short Sales can mean great deals for qualified buyers.  But the process for the Seller and their agent is long and weighted with paperwork, endless phone calls to the mortgage company while each day ticks away to possible Foreclosure.

The biggest problem is that many agents do not know how to service a Short Sale listing.  If you meet with an agent and they are ready to proceed without any questions or determinations if in fact you can seek a Short Sale... STOP!  Short Sales are not automatic.  Without the proper course of action and paperwork your mortgage company does not have to accept a Short Sale offer.  You must enlist an agent that has training and experience in Short Sales or you will have wasted precious time and may end up in Foreclosure without any time to attempt a sale.

This is the same with Foreclosures.  Don't wait until the end.  Contract a qualified agent the moment you miss a payment.  Discuss your options and the possible solutions.
